Loan growth is back, funding is the test

Growth returns after cleanup

M&T's story has shifted. For much of 2024 and 2025, the bank was cleaning up commercial real estate risk while fighting deposit cost pressure. In Q2 2026, management said net interest income was helped by the strongest quarterly loan growth since 2012, excluding acquisitions and COVID PPP loans.

That matters because the growth is not coming with obvious new credit stress so far. Commercial criticized loans fell by $0.7 billion in Q2, the ninth straight quarterly decline. Management also said commercial real estate balances grew again, with new lending strongest in multifamily and industrial and much less focus on office.

The bull case is simple: M&T can grow commercial and CRE loans, keep net interest margin near 3.70%, and keep working down older problem loans. If that holds, earnings power can improve.

The bear case starts with funding. Loans can grow faster than deposits for a while, but not forever. If M&T has to use more wholesale funding or pay higher promotional deposit rates, the benefit from new loans could leak away through higher interest expense. That is why Finn's view is balanced rather than very bullish.

02 Business model

A spread business with branch funding

M&T is a traditional bank. It gathers deposits from households, small businesses, companies, and institutions. It then uses that funding to make loans and buy securities. The bank earns money when the interest it earns on assets is higher than the interest it pays on deposits and borrowings.

Core deposits are the key fuel source. M&T defines core deposits as noninterest-bearing deposits, savings and interest-checking deposits, and time deposits of $250,000 or less. In Q1 2026, average core deposits were 79% of average earning assets, which shows how important the branch and customer base are to the model.

Fees add a second stream. M&T earns mortgage banking revenue, trust income, wealth management fees, service charges on deposit accounts, credit-related fees, and other operating revenue. In Q1 2026, other income was $689 million, up 13% from Q1 2025.

The model breaks when credit losses rise or funding gets expensive. Commercial real estate is still the watch item, even though criticized CRE loans have been falling. Deposit pressure is the other big swing factor because it can squeeze net interest margin, which was 3.70% in Q2 2026 and 3.71% in Q1 2026.

Deposits lag the loan book

M&T's Q2 loan growth is good only if the bank can fund it at a fair cost. If deposits do not grow with loans, the bank may need more wholesale funding or higher-rate promotions. That would pressure net interest margin and weaken the earnings benefit from new loans.
